Landlords are legally required to have all gas appliances and pipe work checked and certified by a suitably qualified Gas Safe registered engineer every 12 months. A copy of a Landlord Certificate is required to be kept on file for two years.

Landlord certificate

A Landlord Certificate is also known as a CP12. This form allows the recording of the results of the required checks as defined by the Gas Safety (Installation and Use) Regulations. These checks include, but are not limited to, flue gas analysis, gas tightness test and operation of any safety devices.



Landlord certs An engineer will attend the rental property at an agreed time and will carry out a series of checks on your gas appliances and installation. Upon completion of the relevant tests a CP12 will be issued detailing the findings.
